Start by searching the property for:

  • High-value items – artwork, furniture, jewellery, or collectibles.
  • Financial documents – bank accounts, pensions, ISAs, and investments.
  • Utility bills – gas, electric, broadband, council tax.
  • Mortgage statements – including redemption figures if applicable.

You’ll also need a RICS-certified property valuation, which determines the official value of the home for probate purposes. All valuable items should be professionally appraised for accuracy.

Step 3: Apply for the Grant of Probate & Pay Inheritance Tax

Once you’ve gathered all the estate’s details:

  1. Submit the estate valuation to HMRC.
  2. Pay any inheritance tax that may be due.

  3. Apply for a Grant of Probate (or Letters of Administration if there is no Will).
